Standard Price - These are the legally required fees at values frequently used other Architects. To learn more, please download your free copy of our special report on the Architectural and Engineering Industry in Costa Rica. While we offer lower prices, we still charge the minimum prices as required by the Colegio.

Is your property in the Central Valley? - Our Architects and Engineers work all over Costa Rica but are located in the Central Valley. If they work outside of the area, especially in beach communities, the prices are higher due to the required travel.

House Size: The square footage of the living area excluding the garage and patios.

Garages: Number of cars to be garaged.

Deck and/or Patio: The square footage of your outside deck or patio area. Examples:

  • Small covered patio - 350 square feet.
  • Sun deck and covered patio - 700 square feet.
  • Pool deck and covered patio area - 1,500 square feet.

Swimming Pools - approximate sizes:

  • Small - 8’ x 12’ or similar size basic pool.
  • Medium - 12’ x 20’ or similar size pool.
  • Large - Lap pool or similar design.
  • Custom - Large infinity edge pool, with hot tub.

Quality of Construction:

  • Low - “Bare Bones” Typical Tico type construction.
  • Medium - US basic entry level tract home.
  • High - Your Costa Rica Dream Home!
  • Custom - Designed to take advantage of a fabulous view,
           luxury accouterments, gated entrance - Everything
           you could ask for in a house!

Conceptual Designs - These show a floor plan and two to three elevations and a detail of the roof. Normal preparation time is five working days for the first draft.

Construction Plans & CFIA Fee - These are the plans that will be used to obtain permits and to actually build the house. The first draft of these plans normally takes three to four weeks. CFIA charges about 0.3% to review and approve construction plans.

Construction Management - The Architect or Engineer takes full responsibility to see that the house is built according to the plans.

Construction Values - All fees are based on a percentage of the construction values assigned by the Architect or Engineer. These represent the value of the finished product, not the cost of construction. Naturally it is in the Architects financial interest to use a high value. We use the lowest value we think the CFIA will approve.

Permits & Insurance - The building permit is payable to the local municipilidad and it is 1%. To build, you are required to buy an insurance policy to cover the workers. The cost of this policy is 2% of the estimated value.
